[Music] welcome back to my continuing video series is a time to make a change so many of my clients have been talking the big buzz in town is the new life plan community Reata gland that is coming to San Juan Capistrano so I wanted to make sure that everybody my clients and their families were aware of this great new living opportunity so I have with me today Stephanie Riggs Stephanie represents Reata Glen and I wanted her to be able to come and share a little bit about the life plan community and what it has to offer so let me ask you what is a life plan community some of my plants are asking will Karen your real estate agent does that mean you buy Arianna clan do you ran a Triana clan what is a life plan community and how is that different from me owning my home so I'm so glad you're here today to be able to answer that question better than I can great thank you so much for the invitation to speak in front of your clients a life plan community is a unique living option for people who are in their retirement age our age restriction is sixty or better okay and our residents move to a life plan community because we offer a vibrant lifestyle in residential living and in residential living you do have to be active and independent and will probably want to be active in of course because we offer a ability to not have to worry about all of the burdens that come with home ownership I have found that many people when they reach their retirement age and they're empty nesters that they're really looking to downsize that's right and when they're looking to downsize they really only think about downsizing their space but what Rhianna glen offers is the ability to not only downsize your space but also downsize all of the burdens that come with home ownership things like your roof leaking or your toilets clogging or a life going out because we include the home maintenance in the monthly service fees we also include meals in the monthly service fees which is a big thing for older adults not only because they love to eat but alright because they love to be social and so we have three beautiful restaurants that have three separate menus within our community that's more like country style country club style dining okay we also have amenities like a movie theater with 70 seats in it and we're gonna play movies every night in it we also have a fitness center with a fitness director that will actually help people stay more independent they active for longer by coming up with a very robust fitness program for each individual we have a pool we also have a card room we have all kinds of different social activities so what we've done is we figured out what do people like to do in their retirement ages they'd like to play tennis they'd like to work out they'd like to eat and we've been here pickleball yeah okay well it's very popular and we've actually brought all of those things into our community so that's what makes it a life plan community yes and no okay that portion of it sounds really appealing for our folks that are in their sixties and seventies because it sounds fun but if we didn't have another aspect to our community it wouldn't really be a life plan community it just would be a really nice resort style community okay and that aspect is our health care center okay we have our health care center built into our community with assisted living and skilled nursing so that folks can very easily transition to the next level of care and not have to worry about long term care they know they're gonna get quality care to I mean that that's if you've got the the classy active living part then it's gonna be you're gonna have that same five-star service when it comes I'm assuming to the skilled nursing into the assisted living yes yes and you had mentioned in the beginning that you wanted to a lot of your clients are asking if this is a rental yes to show you and that is a question that we get all the time okay it is a very unique financial model and naturally because we're speaking with the realtor you may think that this is a real estate transaction it actually is not and it may be a benefit for some folks who are looking for a downsize of your lifestyle because it helps to get rid of some of the assets that you need to sell off should anything God forbid happen to anybody because our life plan community you do have to pay an entrance fee when you move in okay and the entrance fee is a substantial amount of money however it is seventy no less than 75% refundable back to either the individual or their heirs should they move out or if someone lives the rest that are life with us we would give that seventy five percent back to their heirs without having to worry about you know what is the real estate market going to be do I have to hire a realtor we handle all of that on our part in addition to that there is a monthly service fee and the monthly service fee basically covers all of your living expenses at Reata Glen so things including your residence so no more mortgage no more property taxes no more HOA no more shopping at the grocery store if you don't want to no more cleaning your house that's right absolutely no more gardener no more roof repair okay because we actually have housekeeping come in every other week and clean your home for you that's included in your monthly service fee so when you take away all of those things that you're having to do in your home you're left with so many times so much time to actually do things to enjoy longitude to play with the grandkids a little bit more wait till your grandkids hear that you have a movie theater in your new community they're gonna be over every weekend so things like that really help to enrich the lives of our residents and that's the reason why a lot of folks have chosen to move to Rianna Glen I just recently took a tour through Reata clan and I was amazed first of all 66 acres and a variety of different lifestyles I saw there were going to be flats and townhomes and duplexes and detached so can you share with us a little bit about the size of the different units that are available at Rianna Glen sure we have three different types of products a trio a plan which include our multifamily apartment style community which has the restaurants from the fitness center and the pool and all of the amenities right outside their doorstep and the homes there range anywhere from about 700 square feet and go up to about 2,700 2,700 yes that's bigger than my house was right yes they're very very large and they're beautiful some of them have two terraces outside some of them overlook art like some of them overlook arms nice little putting green area and we're about a hundred and fifty feet above or take a highway so the views out of that side of the building are just gorgeous then we have our garden terraces which are 2 or 3 storey flats everything within that building is open breezeways with the elevator shaft that connects the buildings and they range anywhere from about 1,300 square feet all the way up to almost 3,000 square feet and then we have our villas and our villas are like duplexes some of them are single family homes and they go up to about 3,000 square feet also and they're all built the newer kind of building style where you have the California room with the retracting doors nice tall ceilings in our apartment communities we have 9-foot ceilings and our villas there are almost 12 foot ceilings so it just makes the space feel so open and airy and I'm sure that if you came to visit us you would be very impressed and well it's horrific I have four of my own clients right now that are gonna be moving into Reata gland this spring and I know you have quite a waiting list can you share with me just a little bit about next steps if people are more interested in finding out more sure about immediate occupancy yeah absolutely we are still under construction okay we are going to be open in the end of April and at the end of April we're probably going to be moving in about 350 families between April and July we still have very nice units that are available that probably will go very quickly once we open our community because we have found that a lot of people have been sitting on the sidelines to actually be able to walk through the community to commit to move to trionic plan and we're just so jazzed if someone was interested in moving to Rio de Glen or just learning more and educating themselves on their options our sales office and trailer is open Monday through Saturday and they can come in or they can come to that seminar that you're just absolutely yes I'm gonna be having a workshop and that'll be on February 27th 7 p.m. right here at Regency real estate and Stephanie is gonna be here she'll have brochures and she'll be able to answer all of your questions I think for anyone that is considering a life plan community option or if you have family members that you think that this could be an option for come with your family come by yourself come and then tell your family about it we would just love to have you come
